Ealing HMO Ventilation Testing & Compliance Reports

Need ventilation evidence for an HMO licence application, renewal or council request? We test the property room by room and provide a detailed report based on Ealing Council’s published requirements.

Get your Ealing HMO ready for licensing

Every HMO needs adequate ventilation. When you apply for a licence, renew one or respond to Ealing Council, you may also need professional evidence showing how the property’s ventilation performs.

This involves more than checking whether the bathroom fan switches on. Fresh air needs to enter the property, move between rooms and be extracted effectively. We assess the complete picture and record the results clearly, so you know what is working and what may need attention.

To meet Ealing’s HMO requirements, all testing is carried out by a suitably qualified engineer who is registered with a recognised competency scheme. Airflow rates are measured using UKAS-calibrated equipment, ensuring the results are accurate, reliable, and suitable for submission to Ealing Council as part of your HMO licensing application or compliance process.

The evidence you need, clearly documented

People often call this an HMO ventilation certificate. In practice, Ealing may require a much more detailed report showing who carried out the test, what equipment was used and how ventilation performs throughout the property.

A clear record of the property and the ventilation provided in each relevant room.

Measured test results for background ventilation, extraction and whole-property performance where required.

Engineer and equipment information including the details needed to make the results traceable.

Honest next steps if we find an area that needs servicing, adjustment or improvement.

What We Check During the Visit

We look at how fresh air enters, how it travels between rooms and how stale or moisture-laden air leaves the property. The exact scope depends on the building and the evidence required.

Whole-property ventilation

We assess the property’s overall ventilation rate and whether the system works effectively as a whole.

Background ventilation

We check trickle vents, wall vents and other sources of fresh air, including their location and equivalent area.

Air permeability

Where required, we test bedrooms and the complete dwelling to understand how airtight the property is.

Extract airflow

We measure the performance of bathroom fans, kitchen extractors, cooker hoods and other extract points.

Openable windows

We check whether each relevant room has suitable purge ventilation for quickly clearing stale air, heat or moisture.

Air movement between rooms

We measure door undercuts and check that air has a suitable route through the property.

Your Questions Answered

Not sure what your council letter or licence condition means? Send it to our team with the property details and we’ll help you understand what is needed.

It is commonly described as a ventilation certificate, but Ealing’s published HMO Standards set out requirements for detailed testing evidence and reporting. We document the property, measurements, engineer and equipment information needed for a proper ventilation assessment.

Every HMO must have adequate ventilation, but the specific documentation requested can depend on the property, any alterations and the stage of the licence. Check your application, licence conditions or council correspondence—or send the information to us if you are unsure.

If you’re applying for a new HMO licence, Ealing Council may require evidence that your property’s ventilation complies with its HMO standards. We carry out the testing and provide a report suitable for submission.

Background ventilation is the regular supply of fresh air through features such as window trickle vents or wall vents. It is measured using an “equivalent area,” which is not necessarily the same as the visible size of the opening.

No. Extract airflow is only one part of the assessment. Depending on the property, we may also assess whole-property ventilation, background vents, air permeability, openable windows and air-transfer routes between rooms.

We explain what we found and what needs attention. This could involve cleaning or servicing a fan, adjusting the system, improving background ventilation or considering a different ventilation solution. You will have a clear next step rather than simply being told the property failed.

Yes. We work with individual landlords, managing agents and portfolio owners, and can coordinate visits and reporting across multiple properties.
